Before selling a commercial or residential property, it must undergo a safety and maintenance inspection to meet city standards outlined in the Allentown Property Maintenance Code. This inspection ensures the property is safe and follows zoning rules.
When selling your property:
- Follow the Pre-Sale Inspection Procedure.
- Apply online for a Pre-Sale permit. Inspectors will schedule a visit. If it passes, you get a Certificate of Compliance before the sale. If code violations are found, you'll need to fix them, unless the buyer agrees to do so.
- If the buyer agrees to fix the issues, complete the Acceptance Form, found below in the Resources section.
Once the sale is finalized:
Submit a Buyer's Information Report, found below in the Resources section, within three days of settlement, either by you or your real estate agent.
