                        NOTICE is hereby given that the Zoning Hearing Board will meet in Council Chambers, Room #118, City Hall, 435 Hamilton Street, Allentown, PA on Monday, March 8, 2010, at 7:00 p.m. for the purpose of hearing the following appeals.
 
ALL APPELLANTS MUST APPEAR AT MEETING
 
 
                        1. A-62966   3119-3153 & 3120-3154 Linda Lane   Appeal of Devonshire Park Apts. to use portion of required green space for a DETENTION POND for proposed 37 dwelling units to be located at 1601 33rd Street, SW, Salisbury Township, being a change of the condition of the Zoning Hearing Board under Application No. 20759, granted October 4, 1965, located in a Low Density Residential (R-L) District.
 
 
                        2. A-62968   1820 Union Boulevard   Appeal of Christopher & Allison Garner for variance for Berks & Beyond to remove and replace FREESTANDING SIGN (5′ x 5′), non-illum. @ front, having insuff. front yard setback (10′ req.; 0′ proposed), located in a Highway Business (B-3) District.
 
 
                        3. A-62982 448 N. 9th Street   Special Use Appeal of Cityline-Hamilton Builders LLC to convert first floor tavern into a 2-bedroom DWELLING UNIT (for a total of 2 dwelling units), being a use permitted by Special Exception under Article 1313.01.A., with insuff. land area (3,600 sq. ft. total req.; 2,360 sq. ft. existing; 1,260 additional sq. ft. req.; 0 additional sq. ft. proposed), located in a Medium High Density Residential (R-MH) District. The applicant requests a Special Exception as a change of a nonconforming use, and a Special Exception/variance for lot area.

                        4. A-62943   809½-813 North 7th Street    REVISED Appeal of Joseph Negrao to convert used furniture store into a TAKE-OUT RESTAURANT, & change face of existing flat wall sign (3′ x16′), illum., at front, being a change of a use and sign granted by the Zoning Hearing Board under Application No. 50864 on November 22, 1994, located in a Medium High Density Residential (R-MH) District. Applicant requests approval on the basis of either a variance or as a change of a nonconforming use, and requests a finding that the property is nonconforming with respect to parking. Alternatively, applicant requests a parking variance.
 
All persons interested or those desiring to protest against the allowance of the above appeals may appear and be heard. The appeals listed above may be reviewed at the Zoning Office, 4th Floor, City Hall, 435 Hamilton Street, Allentown, Pennsylvania.
