ZONING HEARING BOARD
PUBLIC HEARING
NOTICE is hereby given that the Zoning Hearing Board will meet in Council Chambers, Room #118, City Hall, 435 Hamilton Street, Allentown, PA on Monday, March 1, 2010, at 7:00 p.m. for the purpose of hearing the following appeals.
ALL APPELLANTS MUST APPEAR AT MEETING
1. A-62958 1834-1844 Fairview Street Appeal of St. Elmo Development LLC for variance to SUBDIVIDE into 4 lots (30′ x 120′ each), maintain existing twin dwelling & gravel driveways on Lots 1 & 2, and construct 2-sty. twin dwelling, 20′ x 40′ each with 1 car interior garage on Lots 3 & 4, with twin dwelling units being prohibited, existing detached garage having insuff. setback at east side (7′ req.; 0.6′ proposed), having insuff. lot area (14,400 sq. ft. existing; 7,200 sq. ft. min. req.; 3,600 sq. ft. ea. proposed), insuff. lot width (60′ req.; 30′ ea proposed) exceeding maximum allowable lot coverage (15% permitted; Lot 1 @ 16.9%; Lot 3 & 4 @ 22.2% proposed), and driveways required to be paved, located in a Parks (P) District. The applicant requests approval on the basis of a use variance or as an expansion of an existing nonconforming use, and requests dimensional variances as shown on plan.
2. A-62961 938-952 Washington Street Appeal of HC Properties LLC for variance for Metro PCS Pennsylvania LLC to ERECT 6 ANTENNAS & EQUIPMENT CABINETS, with antennas being an expansion of a use granted by the Zoning Hearing Board under Application No. 58000 on April 19, 2004, located in a Limited Business/Residential (B-1/R) District.
3. A-62963 1614 South 4th Street Rear Appeal of Michael Moyer & Joseph Mooney for variance for Metro PCS Pennsylvania LLC to EXTEND HEIGHT OF EXISTING CELLUAR TOWER (80′ existing; 90′ proposed), and erect equipment cabinet within existing equipment compound, with cell tower extension being a use permitted by Special Exception under Article 1313.01.B., having insuff. setbacks (45′ from all property lines req.; 34′ @ north & 40′ @ west side existing), & having insuff. setback from a residential zone (300′ req.; 40′ existing), located in a Shopping Center Business (B-4) District.
All persons interested or those desiring to protest against the allowance of the above appeals may appear and be heard. The appeals listed above may be reviewed at the Zoning Office, 4th Floor, City Hall, 435 Hamilton Street, Allentown, Pennsylvania.
