                        NOTICE is hereby given that the Zoning Hearing Board will meet in Council Chambers, Room #118, City Hall, 435 Hamilton Street, Allentown, PA on Monday, July 6, 2009, at 7:00 p.m. for the purpose of hearing the following appeals.
 
ALL APPELLANTS MUST APPEAR AT MEETING
 
 
                        1. A-62428   406-440 Hamilton Street   Brill & Sharma Equity, LLC appeals the Zoning Officer’s enforcement letter dated March 16, 2009 to cease using hotel rooms as 90 rooming units, with rooming house being prohibited. Alternatively, applicant seeks a variance; requests an interpretation with respect to the Rooming House and/or Boarding House; challenges the validity of the Ordinance which provides only for hotels and motels and no provision for extended stay hotels; asserts the present use of the hotel rooms is a legal existing nonconforming use, and is entitled to relief under the vested rights doctrine, located in a Central Business (B-2) District.
 
 
                        2. A-62509 Trout Creek Lane & Blue Heron Drive (various addresses)   Appeal of Mack Project, LLC & Mack Residential, LLC for variance to construct 20, SINGLE FAMILY DWELLING ROWHOUSES (20' x 40' ea.), 2 sty., being a change of the Order of the Zoning Hearing Board under Application No. 59206, granted July 29, 2005, having insuff. rear yard setback (35' ea. req.; Lots 15 thru 18 @ 30' proposed, and Lots 52 thru 67 @ 33' proposed), located in a Medium Density Residential- Planned (R-MP) District.
 
 
                        3. A-62548     849-851 Jackson Street        Appeal of Angel & Carmen Vazquez for variance for Romilsa Maldonado to convert vacant locksmith into REPAIR GARAGE (rim & tire changing), and RETAIL SALES OF RIMS AND TIRES, erect flat wall sign (2' x 4'), exterior illum., and reuse freestanding sign (3' x 3'), inter. illum., both at front, being a prohibited use, with insuff. off-street parking (3 spaces existing; 5 additional spaces req.; 0 additional spaces proposed), & vehicle entrance being located within 50 feet of a primarily residential use (appx. 22' proposed), located in a High Density Residential (R-H) District.
 
 
                        4. A-62552     527 North 7th Street   Appeal of Ramon Duran for variance to construct ADDITION (13.5' x 16.25'), 1 sty., at rear, having insuff. rear yard setback (20' req.; 6' proposed), having insuff. side yard setback (5' req.; 0' proposed), exceeding maximum allowable lot coverage (70% permitted; 73% existing; 85% proposed), located in a Limited Business/Residential (B-1/R) District.
 
All persons interested or those desiring to protest against the allowance of the above appeals may appear and be heard. The appeals listed above may be reviewed at the Zoning Office, 4th Floor, City Hall, 435 Hamilton Street, Allentown, Pennsylvania.
